Check ins

We do everything to ensure your tenant is moved into your property with minimum fuss. E.g. setting up utilities in the tenant’s name, liaising with the council, providing info to tenants, etc.

We carry out thorough end-of-tenancy inspections and report the condition of your property in terms of repairs & maintenance.

Inspections

We are committed to safeguarding you and your property in the event of any potential dispute with your tenant. We carry out periodic inspections to keep you abreast of what’s happening at your property. 

Liaison with developers & management companies

Bought a brand new property?  We will iron out any teething problems and collect keys on your behalf.

Tenancy deposit scheme

All deposits are placed in a registered deposit scheme as standard, a legal requirement, to make any disputes easier to resolve whilst encouraging tenants to look after your property.

Tenant referencing

People tend not to admit “I’ve got 3 CCJ’s and I’ve been bankrupt”. So we find out. Credit checks. Identity verified and pre-agreed with you so you’ve got peace of mind. If we’re in doubt, we’ll give you a shout.

Paperwork

Tenancy agreements, inventories, standing order mandates, gas safety certificates… Time consuming and stressful but unavoidable and essential. We prepare, pre-approve and sign all the documents on your behalf.

Tenant communication

A good relationship with tenants is the key to a smooth-running tenancy. As your property manager, building this positive link is our job. 

Inventory

With the advent of deposit protection, we believe a fair and impartial inventory is the only way to have peace of mind that the contents and schedule of condition of your property is properly recorded at the beginning of the tenancy. 

Renewals & terminations

We touch base with the tenant in advance of their contract coming to an end so that we can respond accordingly and start re-advertising your property the minute we know it’s coming available.

Maintenance

Repairs are part and parcel of the game but can be a real headache for landlords. From obtaining a quote, to diagnosing a problem, to carrying our a full refurb, we handle maintenance via our trusted contractors, to save you time and stress.

Finances

We provide timely monthly financial statements and pay monies directly into your account.

Accompanied viewings

We accompany enquirers wanting to view your property and provide feedback. They ask they questions; we have the answers.

Tenant referencing

We carry out all the necessary credit checks and tenant referencing. Should any red-flags spring up, we let you know. Everything is pre-approved by you.

Deposit protection

You must protect your tenant’s deposit in a government-approved scheme. We are available to consult and best advise you on the right scheme for you.

Finances

We take receipt of the first month’s rent and present you with a statement of account so you can keep abreast of your rental income.  Or we can set up a bank standing order so that all subsequent payments are paid directly into your account.
